How chain-break bridging works

A chain-break bridging loan lets you buy a new property before your current one has sold. The bridge covers the purchase price of the new home, and you repay it when your existing property sells.

This eliminates the chain — you become a chain-free buyer, which makes your offer far more attractive to sellers and reduces the risk of your purchase falling through.

Typical costs and terms

Chain-break bridges typically run for 3–12 months at monthly rates of 0.5–0.9%. You'll usually need to demonstrate combined LTV under 75% across both properties.

For example, if your new home costs £400,000 and your current home (being sold) is worth £300,000 with a £150,000 mortgage, the combined property value is £700,000 with £550,000 of borrowing — an LTV of 79%. You'd need to put in some additional equity to bring this below 75%.
